
SVG Ventures | THRIVE, with support from Intel, Texas A&M, and IUNU, Unveil Groundbreaking Research on Community-Integrated Greenhouses for Sustainable Urban Farming
15 May 2025, Los Gatos: What if your neighborhood had its own community greenhouse, providing fresh, local produce year-round? SVG Ventures|THRIVE, in collaboration with Intel, Texas A&M AgriLife, and project partner IUNU, has completed a white paper exploring the feasibility of AI-enabled greenhouses in residential communities.
This report highlights how Controlled Environment Agriculture (CEA) can be integrated into new housing developments, offering residents direct access to fresh food while ensuring project viability through offtake agreements with commercial produce buyers. The proposed model embeds greenhouses into residential infrastructure, similar to shared amenities like pools, by working closely with real estate developers. Doing so would remove the often-burdensome upfront capital cost from the obligations of the farm operator.
Two versions to the model are proposed and explored in greater detail: one where the cost of the greenhouse is entirely paid back via HOA fees in exchange for free community access to year-round, high-quality produce, and a second where the HOA charges the CEA operator rent to make produce available for on-site sale to residents. With the inclusion of an external purchaser of market-rate greens, both models ensure economic viability and provide guaranteed access to hyper-local food.
Furthermore, by leveraging Intel’s advanced computing solutions and IUNU’s computer vision and AI-driven automation capabilities, the report details how technology can optimize growth conditions, minimize resource use, and improve yield predictability. AI-powered systems like IUNU’s LUNA reduce labor costs, waste, and energy use while ensuring year-round productivity. The white paper also incorporates a feasibility study led by IUNU on specific technology decisions that would maximize the production, profitability, and food safety of a greenhouse located in two potential Texas markets.
Project partners remain excited about the prospect of working with interested real estate developers to bring their model to life.
